The Corporation has established a House Committee that is primarily responsible for overseeing the overall management of the apartment complex. An experienced property management firm, The Community Builders, Inc., manages the day-to-day operation of the facility. The House Committee is comprised of 4 Directors from the Cheriton Grove Corporation. The House Committee meets monthly (or more often if necessary) with The Community Builders in reviewing and approving budgets, implementing facility and improvements, developing policies and procedures, and developing long-range planning.
In addition, the House Committee is currently overseeing a refinancing plan that will provide over $3.5 million of facility improvements. Plans include a new 2nd elevator and a new larger natural gas generator. Both will be housed in a front building addition. The generator will have the capacity to run emergency lights, one elevator, the fire alarm system, heat and some air conditioning, if the building ever lost commercial power. Every apartment will have new kitchen cabinets, a new oven and stove hood, a new sink, water faucets, counters, flooring, and paint. All bathrooms will have new medicine cabinets, toilets, sinks, faucets, showers to replace the tubs, flooring, and paint. All of the building windows will be replaced with energy efficient windows and will be easy to open and close. Each hallway will have new air conditioning and the building's heating plant will be replaced. The rear patio will be enclosed, so as to operate as a 4-season room complete with heating and air conditioning and furniture. Upgraded lighting and landscaping will accompany this work. A whole new security camera system will be installed to monitor all area of the property and the entrance doors. The Community Room will be completely renovated with a new tables and chairs and an expanded Kitchen.
Work is expected to begin in phases during the latter part of March 2008 and will take approximately 8 months. As we get close to the construction start date, please stay tuned to this web page for more details or attend the monthly tenants meetings for more information.
